Building Inspection

AMF Property Inspections provides a thorough and detailed analysis of the homes current condition. The report documents any defects, deficiencies and needed repairs. Our inspectors are well-informed, polite and helpful, they will answer your questions and assist you in understanding the findings. Should any questions or concerns arise about the report or the home following the inspection, telephone consultation with the inspector is available at no extra charge to the client.

During a Building Inspection we look for:

• Leaking showers or baths / wet areas
• Damp issues such as rising or lateral damp
• Issues with footings of the building
• Poor external drainage or storm-water concerns
• Potential safety hazards such as collapsing balconies, handrail heights and balustrade issues.
• Potential Fire Hazards
• Age of hot water systems.

It is strongly recommended that you arrange the Building inspection before you exchange contracts as this gives you ample time to digest the information and the ability to adjust your offer based on the inspection findings. If you're buying at auction it is strongly recommended to have inspection done prior. Discounted rates are offered to unsuccessful bidders.
